The Longboat Key 30 day rental rule is the first thing most guests ask about, so we answer it here, along with the questions we hear most about booking, taxes, the condos and life at Bayport Beach and Tennis Club. Every answer starts with the short version.
What the Longboat Key 30 day rental rule means
The Town of Longboat Key sets a 30-day minimum for rentals in residentially zoned areas, which includes Bayport. In practice it means:
- Every stay is at least 30 nights in a row
- Stays can start on any day of the month, so November 17 to December 17 works
- You can stay longer than 30 nights; we quote the total for your exact dates
- Each condo rented for less than six months must be registered with the Town and show its Rental Certificate Number in every listing, including this website
The Town runs a Residential Rental Registry that covers registration, a life-safety inspection and a Business Tax Receipt, renewed every two years. Our certificate numbers are listed on each condo page and in the footer.
Hotels and resorts on the island follow different rules. Bayport is a residential community, so the Longboat Key 30 day rental rule applies to every stay here. Booking under the Longboat Key 30 day rental rule
Can I rent for less than 30 days?
No. The Longboat Key 30 day rental rule requires a 30-day minimum for residential rentals, so every stay is at least 30 nights in a row.
Does my stay have to start on the 1st?
No. Stays can start on any day of the month. The only rule is at least 30 nights in a row.
Are taxes included in the rates?
No. Our rates are quoted before tax. Florida sales tax (7%) and the Sarasota County Tourist Development Tax (6%), 13% combined, are added to the rent. See Rates for full cost examples.
Is there an HOA fee?
Yes. Renters pay a one-time $150 HOA registration fee per rental.
How do deposits and payments work?
A security deposit is due when you sign the rental contract. Half the rent is due 6 months before your stay, and the balance is due 60 days before you arrive.

Do you charge a cleaning fee?
Yes. A standard $225 cleaning fee is charged with each rental agreement.
The condos
Which condo is right for me?
618 Bayport Way is a remodeled 2-bedroom that sleeps 5, with an office nook and about a four-minute walk to the beach. 737 Bayport Way is a ground-floor 3-bedroom that sleeps 6, with Gulf views and about a two-minute walk to the beach, good for families or two couples.
Can I work remotely from the condo?
Yes. 618 has an office nook in the primary bedroom with a desk, monitor and printer, and internet up to 500 Mbps. 737 has high-speed Wi-Fi.
Is there parking?
Yes. Each condo has one covered assigned parking space, plus guest parking.
Can I smoke in the condo?
No. Both condos are non-smoking.
Bayport and Longboat Key
Do renters get to use the Bayport amenities?
Yes. Renters have full access to the private beach, heated pool, four Har-Tru tennis courts, fishing pier, kayak launch, fitness center and clubhouse. The key in your condo opens the clubhouse and fitness center, and temporary kayak storage is available if you bring your own.
How far is the beach?
Bayport has about 1,200 feet of private Gulf beach. From 737 it is about a two-minute walk, and from 618 about four minutes. Beach chairs and umbrellas are first come, first served, and there are normally plenty for everyone.
Do I need to reserve the tennis courts?
Yes. Courts are reserved through BuildingLink, the community’s online system. The Bayport office gives renters access.
What is the closest airport?
Sarasota Bradenton International (SRQ), about 25 to 30 minutes by car. Tampa International is the larger option to the north.
